🎯 About the Role: Associate Analyst – VAS

As an Associate Analyst – Valuations & Appraisals, you will support valuation consulting services by collecting, organizing, and analyzing commercial real estate data. Reporting directly to the Manager, this role provides hands-on exposure to asset underwriting, financial analysis, cash flow modeling, Argus Enterprise, and real estate data analytics.

The position is designed to help you develop both technical and analytical expertise while gaining real-world insight into valuation processes for commercial assets. You will work closely with experienced professionals and contribute to high-quality valuation deliverables used by global clients.

🛠 Key Responsibilities

In this role, you will be responsible for supporting valuation and appraisal engagements through accurate data analysis and reporting. Key responsibilities include:

• Managing the periodic setup of work files, ensuring source data is verified, reviewed, and organized accurately.

• Supporting research and data analytics related to real estate investment parameters and market trends.

• Preparing and presenting quarterly financial exhibits that support the valuation and appraisal of commercial assets.

• Conducting detailed analysis of asset-level and market-level real estate data used in underwriting and valuation models.

• Performing periodic comparisons of analysis files to identify impacts, attribute variances, and ensure consistency.

• Contributing to the maintenance, accuracy, and reliability of internal data management systems.

• Accurately completing daily timesheets, clearly outlining non-billable time and recoverable expenses.

• Collaborating with internal teams to ensure valuation deliverables meet quality and compliance standards.

🧠 Required Skills & Experience

Altus Group is looking for candidates who are analytical, detail-oriented, and eager to learn. The ideal profile includes:

• 0.6 months to 2 years of relevant experience in Finance, Commerce, Economics, or Real Estate.

• Exposure to commercial real estate is a strong advantage.

• Strong written, verbal, and presentation communication skills.

• Intermediate to advanced proficiency in Microsoft Office, especially Excel (VLOOKUP, Pivot Tables, financial analysis).

• Basic experience in creating financial models using tools such as Excel or Argus.

• Ability to understand and interpret commercial lease agreements for modeling purposes.

• Familiarity with real estate source data, including budgets, actuals, rent rolls, and recoveries.

• Excellent research, quantitative, and analytical abilities.

• High attention to detail and strong organizational skills.
